Step 1 - Initial Contact:
Our process begins with a short phone conversation to discuss your ideas, timeline, and budget for your remodeling project.
Step 2 - In-Home Consultation:
If we feel your home renovation project is a good fit, we schedule an In-Home Consultation to help us understand your vision. During the meeting, we:
- Discuss your needs, wants, and wishes for the project
- Review your design ideas, pictures and/or notes
- Determine the scope of work
- Establish a ballpark budget and timeline (these are ballpark numbers, not actual estimates, but will help to determine the target Design/Build budget)
Step 3 - Pre-design Meeting:
During the Pre-design Meeting, we again review all your needs, wants, wishes and scope of the project, having first developed a Design/Build agreement with a fixed cost to build your project. If you approve, we will proceed with the design process and have you sign the Design/Build agreement. At this point, you will have the cost to design and build your project in writing. In summary, we:
- Discuss zoning restrictions and how they will play a part in our design process
- Review our ideas for your project
- Determine the level of detail required from our design team
- Draft and sign the design/build agreement
- Receive a 50% deposit for the design work and engineering fees
Step 4 - Design Stage:
During the Design Stage of your new home remodeling project, we begin to make product selections and decide on the basic design and layout of your project. Additionally, we:
- Provide tasks for product and material selections and completion dates
- Take field measurements for input into our 3-D design software
- Retain an engineer if necessary to complete the structural calculations
- Bring in our trade partners to review existing visible site conditions for the purpose of joining existing and proposed systems as well as reviewing potential problems
- Draft preliminary drawings with our 3-D design software for your review and comment
- Work together with you through the process to develop a plan until you are satisfied
Step 5 - Final Design and Budget Review:
After completing product and material selections, the final cost-to-build will be presented and we will be ready to begin the construction phase. We:
- Complete product and material selections
- Present a complete plan including specifications, plan views and elevations
- Receive the balance of the design fees and project deposit
Step 6 - Project Planning:
During the Project Planning phase, we:
- Develop a project schedule using a Gantt chart to detail construction information, as well as your responsibilities
- Pull all the required permits
- Order the necessary materials
Step 7 - Construction Phase
Construction work will begin and we:
- Complete various phases of construction and inspections
- Schedule site meetings
- Receive scheduled payment draws based on % complete and/or milestones
Step 8 - Project Completion
During the Project Completion stage, we:
- Call for the final inspection
- Perform a final walk-thru
- Receive your signature on the final presentation approval
- Have you complete an optional post construction survey
Step 9 - Start enjoying your remodel!
